DESIGN PROCESS

DISCOVERY SESSION
In an effort to be the most effective with the design of your home, we take the time when getting started to understand your wants and needs. This way we can be sure to present you with concepts that are in alignment with your expectations. Plus this is a great chance for us to get to know each other!
2.
CONCEPTUAL DESIGN
This is when we start drawing on inspiration and compose mood boards which in short are a collection of images for both the exterior and interior of your new home. These mood boards act as the baseline for design development and give us an opportunity to apply visuals to the overall project vision.





3.
FLOOR PLAN & EXTERIOR ELEVATION DEVELOPMENT
Considering info from our initial discovery session and conceptual designs, preliminary floor plan options are developed along with the exterior shell of the home, focusing on not only the flow of the space but function as well. Every home has a preferred way of operating day to day and our goal is to piece that puzzle together in a way that works for you specifically.

CONSTRUCTION DRAWINGS
Coordination of all the consultants involved in getting a home designed and permitted can be a daunting task for homeowners to take on themselves. This is why we offer management services of all involved third part consultants to help avoid necessary steps from falling through the cracks and alleviate unwanted stress. These services would include everything from utility location and capacity, soils reports, engineering and any other design related tasks related to submit your project for a permit.
Once we have established your final floor plan and exterior elevations, our drafting team digs into developing a preliminary set of construction drawings alongside pertinent sub-consultants to prepare a plan set ready to submit for a permit. From there we take care of any residual plan check comments and detail out your complete set of construction drawings in preparation for the approval of your project permit.
6.
BUILDING PERMIT
Not only will we facilitate the plan submittal for permit, we will stay aboard until all plan check comments are addressed, your construction drawings are complete, and a permit has been issued and is ready for handoff to your builder of choice. We also support our clients with their general contractor selection by assisting with sending the plans and specs out to multiple subcontractors and reviewing them for accuracy in an effort to prevent scope gaps and change orders during the construction process.

SPECIFICATION PACKAGE AND INTERIOR ELEVATIONS
While specifications and interior elevations are not required to pull a permit, they play an integral part in bringing your home to life and providing visual aids of what your house will look like when it's complete. Specifications and interior elevations have a direct impact on the success and execution of your construction. We are able to select everything from tile, counters, cabinetry and lighting down to your appliances and hardware and greatly limit the likelihood of any surprises popping up during construction. We begin selections and interior elevations in tandem with your construction drawing development and it is our goal and recommendation to have them completed prior to the start of construction. Examples like tile size and layout, cabinetry design, and light fixture placement are all common areas of confusion if interior elevations do not exist and can result in disagreement or change orders with
your contractor. When a client provides their builder with these tools, it makes the design intent clear and concise minimizing any breakdowns in communication. They also provide your general contractor with the ability to review your selections prior to breaking ground and opportunity to provide financial feedback before getting started on your build.
8.
CONSTRUCTION SUPPORT
Construction embodies hundreds if not thousands of moving parts and the design can oftentimes be complex and require ongoing support to ensure the vision and intent is being executed during the build. Whether using your own General Contractor, or working with our sister company ‘ The Custom Home Company’ to build your home, we make ourselves available to the construction team to provide support throughout the build process making sure all those involved in your build feel confident in providing you the best results possible for your project.
